What’s Really Happening in the Boise Market

Boise’s Market got a little spark lately…

  1. Buyer Activity is picking up = This weekend alone, we saw multiple, multiple offer situations in just the first day or two that the homes were on the market. The prices are not necessarily going through the roof over asking, but we are seeing offers come in over asking with favorable terms for the Seller- especially in the under $600k price point. 

  1. Days on Market Continue to Rise = In January, the average DOM rose from 35 to 79 days. This is typical for this time of year, but it also could be due to other reasons such as: the house being priced to high or, the Buyers having more options to look at.

  2. More New Construction Listings = We typically don't see as much new construction new the downtown Boise area, but we have seen an uptick of new home listings specifically in the NW Boise Areas (Dry Creek Ranch, Hidden Springs, Avimor, etc.), NE Boise (Harris North, Harris Ridge), The Bench & South or Southwest Boise. Some builders may be offering concessions allowing the Buyer to use for closing costs, a rate buy down, landscaping + more.
