What’s an Inspection?

Once your offer is accepted and you're officially under contract, it's time for the inspection period! This is an important part of the homebuying process and gives you the opportunity to learn more about the home before moving forward.

Our typical inspection period is 5 business days, giving you time to do your due diligence and make sure you feel confident about your purchase.

During this time, we'll work together to:

  • Learn more about the home's overall condition

  • Identify any potential safety concerns or major repairs

  • Get a better understanding of future maintenance needs

  • Make an informed decision before closing

Depending on the property, inspections may include:

  • General Home Inspection

  • Roof Inspection

  • Sewer Scope

  • HVAC Inspection

  • Foundation or Structural Inspection

  • Radon Testing

  • Mold Testing

  • Pest Inspection

  • Survey

What Happens Next?

After all inspections are completed and we've reviewed the reports, you have a few options:

Accept the home As-Is
If you're comfortable with the condition of the property, we move forward toward closing.

Request repairs or credits
You can ask the seller to address certain issues or provide a credit toward repairs.

Negotiate based on the findings
Sometimes inspection results lead to additional negotiations between buyer and seller.

Cancel the contract
If significant concerns are discovered and the contract allows, you  have the option to terminate the agreement.
